1. About these terms
These terms govern your use of the Investor Portal (the "Portal"), operated by [OPERATOR LEGAL NAME AND ADDRESS — to be completed] ("we"). By using the Portal you agree to them. If you do not agree, do not use it.
2. What the Portal is, and is not
The Portal publishes development projects listed by property developers and lets developers' staff manage those listings. We are a software platform. We are not a seller, agent, broker, financial adviser, investment manager or collective investment scheme, and nothing on the Portal is an offer capable of acceptance, advice or a recommendation.
Listings are supplied by the developer named on each project, who is solely responsible for their accuracy, for their right to sell, and for any sale. Verify all material facts with the developer and with your own lawyer before committing money.
3. Whole units only
Units are listed for sale as whole units. The Portal does not offer or support fractional or shared ownership of a unit. Any sale is made between you and the developer under their own sale agreement.
4. Figures are estimates, not returns
Any rent, yield or income figure shown (for example "projected monthly rent" or "projected yield") is an estimate supplied by the developer. Yield figures are estimates, not returns. They are not guaranteed, are not a forecast by us, and actual results can be lower, including zero. Property values and rents can fall as well as rise. Past or illustrative figures are not a reliable guide to the future.
Availability (units sold, reserved and remaining) reflects the developer's records at the time of display and may lag reality. A unit shown as available may already have been sold.
5. Accounts (developer staff)
You must give accurate information, keep your password confidential, and verify your email address. You are responsible for activity under your account. Staff may only manage the developer they belong to, and only publish content they are authorised to publish. We may suspend accounts that breach these terms or put the Portal at risk.
6. Acceptable use
Do not: upload unlawful, misleading or infringing content; publish personal data of other people; attempt to access other developers' data; probe, overload or disrupt the Portal; scrape it in a way that harms the service; or misrepresent a development's status, price or availability.
7. Content you publish
You keep ownership of what you publish and grant us a licence to host and display it on the Portal for as long as it is published. You confirm you have the rights to do so (including to images you link to).
8. Availability and changes
We aim to keep the Portal available but do not promise uninterrupted service. We may change or withdraw features.
9. Liability
To the extent the law allows, we are not liable for loss arising from reliance on listings or estimates, for a developer's acts or omissions, or for indirect or consequential loss. Nothing limits liability that cannot be limited by law.
10. Privacy
How we handle personal data is described in the Privacy Policy.
11. Governing law and contact
